What is the difference between a legal basement and personal use basement
Legal basement is a basement which you can rent out. It is also known as a second dwelling unit. It needs to be designed as per Ontario Building Code to have a separate entrance and egress window. Personal use basement is also known as a finish basement permit which is only for personal use only.
How long does it take to obtain the permit from the city?
It all depends from city to city. Typically it takes about 4-6 weeks for most of the cities to issue the permit. It also depends at the time of application how busy the city is.
How much is the city permit fee?
It all depends from city to city. It ranges from $700-$1200 and also depends on the sq.ft. of the basement.
Do I need to obtain a permit if I’m using the basement for my own use?
Yes, you would need to obtain the permit. It is called a Finish basement permit for personal use only.
Can I have a kitchen in the basement if it is only for personal use?
Yes, a kitchen with a stove is permitted in the basement for personal use basement as long as you sign the declaration stating that the basement is only used for personal purposes.
Is it possible to have a below grade entrance on the side if the side setback is 4 feet?
No, below grade entrance is not possible if you have 4feet on the side of your house
How much does it cost to do a below grade entrance?
It all depends. It can range anywhere from $11,000- $16000 depending on the site conditions and location.
Can my below grade entrance be registered legally if it is already made previously without the permit?
In most cases no, But we have seen some projects where the city accepts an Engineer's letter with the proof of construction photos to understand if rebars and insulation was installed as per the code requirements or not.
Do I need to obtain a permit from the city for minor alterations in the house such as addition of washroom or removing a drywall?
Yes, you would need to obtain a permit for interior alterations as well. It is called an interior alteration permit.

Yes, you would need to obtain a permit for interior alterations as well. It is called an interior alteration permit.
How long is the basement permit valid for after its issuance?
Usually the permit is valid for a year. In some cities, it is valid for 6 months. You can also extend the permit with a slight city fee if needed.
Can I make two legal basements in my house?
No, you cannot have two legal basements in the house. You can have one legal/rental basement and the other will be a personal owner use area.
Am I allowed to have a garden suite on my property in Brampton?
Yes, Garden suites are now permitted in The City of Brampton as per the new rules passed in August, 2022.

Yes, you would need a permit if you are building a deck at the back of the house.
